The development of Heworth Green gas works in York is a trophy regeneration project awarded to Aspect 4. The site requires extensive remediation, removal of contaminated earth, management of existing services and pipework, and development of the entire site on behalf of multiple stakeholders. Aspect 4 is at the heart of this complex redevelopment project, managing the interests, priorities and expectations of all parties. The Gas Works, Heworth Green, York

Project Summary:

The gas works site at Heworth Green had been vacant for more than 20 years. A number of attempts to redevelop the site had failed, partly due to constraints associated with historic contamination and the need to retain a functioning gas distribution infrastructure during development.

Aspect 4 was appointed to work with a team of committed developers willing to invest in and facilitate the comprehensive redevelopment of the site, with an agreement secured with Northern Gas Networks to deal with the gas distribution infrastructure. £200m of investment will transform the derelict site with the construction of more than 700 new homes, part rental, part sale. These properties will include a range of specifications, including studios, three-bedroom homes and apartments with Minster views. There is also potential for retail and leisure space, and areas for community use. More than 20,000 sq ft of amenities will be provided, including shared lounges, health and wellness facilities, work space, roof gardens and dining areas. Public realm works will also be undertaken, including new pedestrian and cycle links.

The project presents a unique opportunity to create a new neighbourhood for future generations in a prominent location on the edge of York city centre, stitching together a fragmented urban environment in this part of the city.
